Flacks Folly Plans and ideas.

 

This web page has been put up to enable our friends to have a look at the plans for the self build in Kefalonia. The Land has been named "Flacks Folly" and this has also become the name of the whole project. Feedback, and ideas are welcome at this stage ( as of 08/07/07.) The plans are pretty fluid, and have only just been returned to the architect. ( See revision 2 plans further down the page.

 

We started by giving the architect the following design criteria.

Basement

2 car garage

Utility room ( washing machine dryer, iron, cloths hang area

Toilet

Workshop ( large)

Electrical intake, generator control, space for plenty of home automation. ( Small external generator shed, close to, but not in contact with the structure of the house.)

Boiler room

Kitchen Large lounge, with fire place

Cosy dining room

Hall,

Guest annexe,

Studio flat, with interconnecting door to hall. Door to be lockable. Bathroom in annexe to be next to interconnecting door. Separate outside door for annexe.

1st floor

Large bedroom, (separate dressing room) balcony

Second smaller bedroom

Large bathroom (wet room) space for large bath, separate shower.

Landing balcony over hallway?

All waste plumbing from toilets to be 4"

Roof Able to be converted later.

Grounds

Swimming pool, functional rather than "designer" deep end to be DEEP Above ground pump house, and attached toilet/ changing room.

 

I'm not too sure what the architect thought of us, and out plans, but he nodded sagely, and said that there shouldn't be too many problems. It seems that the idea of enabling the roof to be able to be converted later ( when all the dust and fuss has died down, and we have a completion certificate {actually this is when the electricity is allowed to be connected}) would be against the law, and our architect would not even consider the possibility. Shame, but better to be on the right side of the law, especially when building in a foreign land!

Within days we were presented with the following set of drawings. It should be stressed at this stage that the following drawings are only a "first pass concept set of drawings".

I have to say that as a first attempt, we were completely bowled over by these plans. Yes, there were some points missing from our bulletin point list, but the house was wonderful. We had almost everything we asked for. Of course the serious thoughts had to start, and we needed to see if we could build in the rest of our requirements. We sat and poured over the plans, and felt that it was almost sacrilegious to tamper with them, however, tamper we did. The following revision list, and accompanying plans, are our first response.

Flacks Folly Notes on requested changes to original drawings, first draft.

The indexing starts from the first floor, and works down, however the final points are not in strict order.

A. Remove the suggested balcony opening from the landing floor. The size of the opening is in perfect scale with what is required, but unfortunately leaves no walkway area on the first floor. To have the appropriate size walkways, leaves a hole in the floor the approximate size of a sheet of A4 paper.

B. To increase the size of the Master Bed En-suite bathroom to include a large shower tray. The initial suggestion is to re-allocate some of the cupboard space behind the door, and to build the shower tray into it's own alcove. (As amended) however, it might be possible to move the wall between the bathroom, and the bedroom, to create more space, and then re-site the bathroom fittings accordingly.

C. To move the outside wall of the second bedroom back by one meter, to provide a small balcony at the end of the room. This would be under the existing roofline.

D. The window in the side of the small bedroom would need to move to keep the balanced placing of the window in the wall. (This would also involve moving the window below, in the guest annexe, for visual balance form the outside.)

E. We would like the ceiling of the landing area to be right up under the roof (vaulted) with a Velux window on either flank of the roof, one over the stairs, and one over the site of the suggested floor void below the landing floor.

G. An external door to the guest annexe.

H. Removal of the suggested internal door to the guest annexe.

I. Moving the car access doors of the garage to the side flank would make parking of cars easier, and would also allow the space to the rear of the house. The area marked on the original topographical with two cars, accessing the proposed rear garage entrance could then be utilised by the swimming pool.

J. Windows in the rear garage flank, where the original garage openings were proposed.

K. An external personnel door.

L. A set of external steps from the lounge terrace to the pool terrace.

M. I have taken the liberty of drawing in access doors, where the plans showed only blank walls.

N. Windows in side flank for Bathrooms.

O. Windows on half landings. P. Bathroom to second bedroom not to be fitted. (Plumbing can be put in for possible conversion at a later date.)

Q. Guest annexe cupboard marked on plans to be a kitchenette.
